Booking and Terms

We believe it’s important to have clear, written information. If you find that our property is perfect for your rental, we will provide an agreement outlining the terms so that we’re both on the same page.

All properties follow the same terms and conditions:

  1. Booking Deposit: To secure your booking, we require a deposit of US$500 or the equivalent amount in another currency.

  2. Final Payment: The remaining balance is due one month prior to your arrival.

  3. Refundable Damage Deposit: A damage deposit of $500 is required one month before arrival and will be refunded a few days after departure, assuming no damage to the property.

  4. Cancellation Policy: We offer flexibility with our bookings. If you need to cancel, you can do so up to one month before your check-in date and receive a full refund. After this period, the $500 deposit will be non-refundable.

  5. Self-Catering Property: Our properties are self-catering, meaning we provide essential services such as water, electricity, and access to the clubhouse. However, groceries and personal essentials are not included.

  6. Payment Methods:

    • For bookings at our Orlando villas, payment must be made in US dollars via bank transfer to a US account.

    • For bookings at our Thailand condo, payment must be made in Thai Baht via bank transfer to a Thai bank or in cash (for short-term stays).
